Kicking off a new era of industrial and logistics in Bromley with the first refurbishment within an estate-wide regeneration scheme that’s putting social value front and centre.

Part of a wider estate regeneration scheme, our team undertook the extensive refurbishment of Unit 21, Crayfields Park, overhauling circa 10,290 sq ft of office and warehouse space.
Internally, the 1,399 sq ft office space was fitted out as CAT A+ at first floor level, while existing office space on the ground floor was converted into new toilet and shower facilities, reception area and an open plan break-out space. All-new M&E services were also installed throughout, including lighting, heating and cooling systems.
Externally, the roof was replaced, and new PV panels were installed, while all elevations were also remodelled with new cladding and composite windows to increase both energy efficiency and aesthetics.
Maintaining the focus on energy efficiency throughout the refurbishment plan, the project’s impact on embodied carbon emissions was reduced by retaining the portal frame, floor slab and core structure. New loading bay doors were also reused from another scheme, efficiently reducing waste across assets and contributing to an overall diversion from landfill rate of 96.18% for construction and demolition waste. A total of 146 pallets were also collected from site for reuse through our partnership with The Pallet Loop.
Throughout the project, all generators and construction machinery were powered by sustainably sourced hydrotreated vegetable oil (HVO). The carbon saved from this initiative was the equivalent to the emissions from 14,515 miles driven by an average petrol car.
Upon completion, an EPC rating of A+ was achieved as well as an impressive 11% increase in biodiversity net gain.
Putting social value at the heart of the project, our team proactively engaged with local communities and partnered with local organisations to deliver a range of benefits beyond the construction site. One such initiative was undertaken with a local school, tasking students from Riverside SEND School to draw their favourite building for the chance to win a voucher and be featured on site hoardings. These vouchers then structured a ‘life skills’ lesson at the school, where teachers taught the children how to order items online.
Donations were made to a local food bank, as well as our team getting involved in volunteering to support with the River Cray clear-up initiative.
