Our team successfully delivered a comprehensive refurbishment of a 25,860 sq. ft industrial warehouse at Tangent Point in Park Royal, London. The project entailed internal and external upgrades to modernise and enhance the functionality and sustainability of the unit.
The refurbishment works included the replacement of roof lights and installation of PV panels, repairs to the external cladding, installation of new roller shutter doors, and enhancements to the service yard. Four electric vehicle EV charging points were also installed to encourage sustainable transport.
Internally, the project involved a full strip-out of the previous tenant’s fixtures and fittings, comprehensive mechanical, electrical, and plumbing upgrades, as well as full internal and external redecoration.
Sustainability was at the core of this project, with clear environmental targets from the outset. Upon completion, the unit achieved an EPC rating of A and was designed to meet BREEAM 'Excellent' standards. The project was also awarded an ‘Excellent’ rating by the Considerate Constructors Scheme.
With a strong focus on sustainability, the Pexhurst team implemented key environmental measures throughout the project. This included the use of 200 litres of HVO fuel, achieving up to a 90% reduction in emissions compared to standard diesel, and a 100% diversion of both demolition and construction waste from landfill. Additionally, pallets were recovered through our partnership with The Pallet Loop for repair and reuse, supporting a circular economy.
This extensive refurbishment has transformed the unit into a highly sustainable, industrial space. The upgrades provide both functional and environmental value, ensuring long-term operational efficiency for future tenants.
