This project involved the refurbishment of an existing laboratory and office unit back to the original CAT A specification.

The client brief was to return the existing laboratory/office area over the ground floor area back to the base build specification to allow the unit to be let to a new tenant.

The project involved the strip out and demolition of the existing laboratories and office areas, the reinstatement and partial renewal of the metal suspended ceiling system and the extensive renewal of the existing raised floor system. M&E systems were overhauled and with partial renewal in places.

During the strip out, further investigation revealed all the existing laboratory linoleum flooring had been sealed direct to the existing raised floor system. This resulted in approximately 20% of the floor plate needing to be completely renewed to return the scheme to its original base build intent.

Despite the additional unforeseen works the original completion date was still achieved with the contract being delivered within the original budget.
