This project involved a full-scale refurbishment of this circa 63,000 sq. ft. DC2 industrial unit in Park Royal, west London.

Pexhurst was commissioned by real estate investment trust firm Prologis UK to refurbish the DC2 industrial unit, working alongside CORE CBS as the consultant. The site is set to be used as industrial warehouse and offices. Park Royal is one of London's primary industrial areas, and the largest area of Strategic Industrial Land (SIL) in the city, making it one of the capital’s most desirable areas for industrial and logistics properties.

The refurbishment was an ambitious undertaking which included the demolition of Bison Precast floors, supporting steel beams, and associated blockwork stair cores. This was then followed by structural steel strengthening works to reinforce the infrastructure.

The warehouse refurbishment included a general strip out, which involved the removal of all mechanical and electrical services. It also included the removal of a separate steel mezzanine structure. Pexhurst also stripped out the interior offices including some partitions, all WC and kitchen areas, ceilings, floor coverings, and all mechanical and electrical services.

The office refit was a complex process including the formation of new WC areas, riser cupboards and a new second floor plantroom in plasterboard stud walls, new openings in block walls, new suspended grid ceilings, and new door sets. Pexhurst also provided repairs and alterations to existing raised access floors, as well as new carpet and vinyl floor finishes. The existing lift was serviced and its car finishes were replaced.

The new WC areas received new IPS panelling and sanitaryware, as well as ceramic floor and wall tiling. The reception area also received a similar treatment, and a new kitchen was built.

The office mechanical and electrical works required the installation of numerous new systems: an VRF air conditioning system for both cooling and heating, a ventilation system, a WC extract system, a hot water system, new electrical sub mains and distribution boards, and a small power system. This also included the installation of new lighting, emergency lighting and a fire alarm.

Additionally, the roof required substantial repairs and maintenance. This encompassed coating the entirety of the roof, for protection from physical attrition. The gutters were also coated to increase durability, and rainwater pipes were replaced. Pexhurst also replaced the electrically operated Automatic Opening Vent (AOV) rooflights.

The cladding work included general repairs and alterations, along with the replacement of the rear elevation cladding. Two new sectional door, and new fire exit door openings were also added.

The warehouse work programme included wall cleaning, redecoration, floor repairs and concrete polishing. The mechanical and electrical service works included the installation of emergency exit signs and a manual fire alarm.

Pexhurst fully renovated the exterior of the building. New sectional doors and steel fire escape doors were added. The team also redecorated all gutters and cladding features, and cleaned all of the brickwork and cladding. The team also carried out minor repairs to the bricks, windows, cladding and curtain walls.

Additionally, extensive work was carried out on the car park. Pexhurst increased the size of the area of concrete hardstanding, and added ductwork to the perimeter of the car park for future EV chargers. General hardstanding repairs were also implemented, including resealing joints to the hardstanding. Additionally, two new 2nr electrical vehicle chargers were installed in the car park , as well as vehicle wash down area and drainage interceptor.

Pexhurst’s fit out and refurbishment expertise proved fundamental to the DC2 project, and will ensure that the industrial warehouse and offices will function well into the future.
