DC115 is a 116,316 SQ. Ft distribution facility located within the well-established 450-acre logistics hub at Cabot Park, Bristol. Pexhurst were appointed by Contract Administrator Hollis, on behalf of the client Brightbay, to deliver a comprehensive refurbishment of the existing industrial unit, creating a modern, high-specification workspace aligned with the client’s objectives.
The works began with a full strip-out of all existing finishes, followed by the complete reinstatement of new office areas, reception, toilets, and kitchen facilities, transforming the internal environment into a contemporary and functional workspace.
Externally, the project included the installation of new rooflights and approximately 1,000 m2 of PV panels, which is expected to generate around 23,739 kWh of electricity per year. Cladding enhancements were also incorporated to improve both the building’s appearance and performance. in addition, new dock doors, dock levellers, and level-access doors were installed to enhance operational efficiency and accessibility.
The project also incorporated future-focused infrastructure, allowing for the installation of six electric vehicle (EV) chargers, with provision in place for a further six units as demand increases.
A key challenge encountered during the project was the failure of the existing cascade gutter system. To address this, the team designed and implemented a retrofit internal downpipe system, utilising the existing ground entry points. This solution avoided extensive groundworks, reduced disruption, and delivered a reliable drainage system.
Sustainability and circular economy principles were embedded throughout the project. A total of 103 pallets were returned through the Pallet LOOP scheme, enabling repair, recirculation, and reuse within the industry. This also contributed to the avoidance of approximately 2.5 twelve-yard skips of waste.
In addition, a timber reuse and recycling scheme was implemented in partnership with Community Wood Recycling, supporting both environmental and social value outcomes. This scheme looks to create opportunities for disadvantaged people within the local community. A total of 2.8 tonnes of timber was collected, of which 57% was reused within the local community for DIY projects such as benches, planters, allotment use, firewood, and kindling. The remaining 43% was fully recycled into chipboard.
To further reduce environmental impact, 500 litres of sustainably sourced HVO (Hydrotreated Vegetable Oil) were used as an alternative to standard diesel. This resulted in a carbon saving of 1.2 tCO₂e and contributed to a reduction in the client’s Scope 3 emissions. This saving is equivalent to the greenhouse gas emissions from driving 3,056 miles in an average petrol car.
Overall, the project successfully delivered a high-quality industrial and office environment within a 26-week programme.
