Heathrow 360 is located just 2.4 miles north of Heathrow Airport, with exceptional connectivity to the M4, M25 and M40 motorways. Appointed by Indurent and Contract Administrator Spring Building Consultancy, this £2.5 -£5m refurbishment was delivered over a 30-week programme to modernise, reconfigure and future-proof the asset.
The works comprised a comprehensive strip-out and internal reconfiguration of the existing unit. The original reception area was removed and relocated to the opposite end of the building to improve circulation and operational flow. As part of the remodelling, the existing lift, staircases and undercroft were dismantled, with the undercroft reinstated as open storage space to maximise usable floor area.
Installation of all new MEP systems was delivered throughout, ensuring the building meets performance standards. The project also included the installation of new rooflights within the warehouse, alongside the application of a new gutter coating to improve durability and long-term maintenance performance. To support increased operational demand, a mains power upgrade to over 1MVA was undertaken.
Sustainability was a key driver throughout the project. A total of 1,120 litres of sustainably sourced Hydrotreated Vegetable Oil (HVO) was used in place of standard diesel for site operations.
This resulted in a carbon saving of 2.8 tCO₂e, compared to traditional diesel. This is equivalent to the greenhouse gas emissions (GHG) from 7,130 miles driven by average petrol vehicle.
This initiative contributed towards reducing the client’s Scope 3 emissions and aligned with their wider decarbonisation objectives.
Responsible waste management practices were embedded across the programme. Of the 137.755 tonnes of construction waste generated, 106.158 tonnes were recycled and 30.4627 tonnes were recovered. This delivered a recycling rate of 77% and an overall diversion from landfill rate of 99.2%, reflecting a strong commitment to sustainable construction principles.
