Pexhurst was appointed by Contract Administrator Savills, acting on behalf of Tritax Big Box, to deliver a comprehensive dilapidations and refurbishment project at Unit 03 Symmetry Park, Aston Clinton. The property had previously been used as a film studio and required extensive reinstatement works to return it to a market ready logistics facility.

The asset comprises 112,148 sq. ft. of high-quality warehouse and logistics accommodation within a well-established prime industrial location. Positioned adjacent to the A41, the site benefits from excellent connectivity to the M25, providing efficient access to both Central London and key national distribution networks.

Pexhurst delivered a comprehensive strip-out and refurbishment works designed to restore the building to a high-quality base-build.

Within the warehouse, previous tenant-installed fixtures, fittings and associated infrastructure were carefully dismantled and removed, returning the space to an open-plan layout that could accommodate a wide range of future occupiers.

The office accommodation underwent a series of repairs and refurbishment works, including redecoration, deep cleaning and the reinstatement of areas affected by previous tenant alterations.

Existing office partitioning was retained, while lightweight partitioning beneath the ground-floor mezzanine was removed to improve the functionality of the space.

Mechanical and electrical works formed a key element of the project, with building services being tested, repaired and reinstated to ensure the facility was fully operational and compliant.
In addition, roof repairs and maintenance works were undertaken to address defects and support the long-term performance of the building envelope.

The project demonstrated a strong commitment to sustainability throughout delivery. A total of 220 litres of sustainably sourced Hydrotreated Vegetable Oil (HVO) was procured and used in place of traditional diesel, which produces up to 90% less carbon emissions than traditional diesel.

With 22.13 tonnes of construction waste generated during the project and 100% successfully diverted from landfill, a level of achievement that would secure exemplary credits under Wst 01 of BREEAM Refurbishment and Fit-Out 2014. In recognition of the project's responsible construction practices and positive engagement the project also achieved an Excellent rating under the Considerate Constructors Scheme.

Through the successful delivery of this project, Pexhurst has restored the property to a high-quality condition, enhancing its appeal and creating a modern facility for the incoming tenant – a drinks distributor.
