This refurbishment project was delivered for client Indurent following their acquisition of a multi-let industrial estate. Working alongside Project Managers Trinovant, the scheme focused on upgrading the existing industrial estate, while all units remained fully occupied and operational.
Indurent’s primary objective was to improve the performance of the building envelope by overcladding the existing asbestos roofs with a new insulated metal roofing system. This solution significantly improved thermal efficiency and asset longevity while avoiding the disruption and cost associated with full roof replacement.
A key requirement was that all works were to be carried out with minimal disruption to tenants, allowing day-to-day operations to continue without disruption. In addition, the project looked to modernise and rebrand the estate, creating a consistent and uniform appearance across all units in line with Indurent’s wider asset standards.
To safely manage the risks associated with roofing works over occupied buildings, a hybrid safety netting strategy was implemented.
Internal safety nets were installed where practicable, carefully designed around existing obstructions. These were supplemented by external safety nets, which were progressively incorporated into the roof build-up as the overcladding works advanced, ensuring continuous protection throughout the programme.
The project demanded meticulous planning, detailed sequencing, and close coordination with both the client and tenants. Through proactive communication and carefully managed logistics, business operations were maintained at all times, resulting in a successful refurbishment that enhanced both performance and visual impact without compromising tenant continuity.
