Totalling 7,620 sq. ft, the project delivered high-quality accommodation designed to support a wide range of SMEs. The works included structural upgrades, internal improvements, and the integration of new services throughout.
New power-floated concrete slabs were installed to arches 240 & 241 to provide a durable, high-quality finish across all units. The project also included the installation of new utility services, alongside a full mechanical, electrical, and plumbing (MEP) installation.
New masonry infill walls with integrated glazing were constructed to enhance the building envelope and improve natural light within the units. External works comprised new tarmac surfacing and comprehensive drainage works, including both new systems and repairs to the existing network.
Additional works included internal and external decorations, installation of shutter doors, new WC facilities, perimeter fencing and gates, and the installation of new liners.
The project presented logistical challenges due to the restricted site space, and the complexities of working beneath a live train line. Coordination of deliveries and plant were essential in order to achieve programme.
A further challenge was an occupied unit located centrally within the site, which remained operational throughout the works. Tenant liaison was key on this project to maintain a positive relationship, minimise disruption and keep the project running smoothly.
