Refurbishment across several floors in part-occupied building, with new reception

A large refurbishment project of 4 floors in a partly tenant occupied building which included transforming the main reception area and included a complex M&E scope. Adapting existing underground drainage, as well as creating a break out space externally, also formed part of the work scope.
The purpose of the project was to segregate the floor areas creating individual lettable office spaces for multiple tenants, together with the creation of 2 new meeting room facilities, a new toilet and shower facility and creating a new reception area.
Finishes were to a very high specification and included new lighting, HVAC systems, all of which are individually metered for each future tenant within this multi tenanted building, controlled by a central system for ease of billing.
One of the many challenges were the noisy works restrictions that were in place to minimise disruption to the existing tenants during the normal working week, together with restrictions on noisy works out of hours also as the building is located in a residential area.
Part of the project involved replacing all roof plant to accommodate a new heating, ventilation and cooling system throughout the refurbished areas and new ventilation plant to suit the remaining existing installation.
A huge challenge for the tight Easter weekend period was to de-commission the existing plant as well as undertake a road closure on Grays Inn Road! During this busy weekend we had to remove all existing plant via a crane as well as craning all new plant, undertaking all necessary commissioning of new plant to provide fresh air ventilation to the existing occupied areas. During the project there were a number of unforeseen challenges with the adaptation of the existing drainage to the lower ground floor where we formed new toilet and shower areas which we achieved working closely with all professional teams.
