Prestigious prime office building gets new lease of life in heart of London!

This project was secured in competitive tender and consisted of the full strip out and refurbishment of the 3rd, 4th and 5th floor office areas, to an occupied building with tenants above and below work areas. The works also included a full refurbishment of the reception area. Careful phasing of works was imperative over the 20-week programme duration as the works involved re-formatting of new toilet area layouts on each floor with a new full mechanical and electrical installation.

The client’s requirement to the main floors was to maximise the overall floor to ceiling height, which proved challenging as all mechanical services were designed to be installed under the accessible floor with minimal space to accommodate all services.

Logistics on site was a major factor for the project with the removal of waste materials and delivery of new materials carefully sequenced and managed out of hours. The objective was to achieve a clear CAT A open office space, with floor mounted AC units concealed within high quality FCU housings to all perimeters to maximise ceiling heights. This in turn allowed new MF solid ceilings to accommodate new lighting.

Toilets were installed to a high specification with stone floors and walls adding to the feel of quality. Stone materials were also used to good effect within the reception refurbishment with walls being clad with selected stone and original ceiling features being retained and where possible. The project was a success and completed on time to the client’s satisfaction.
